The Buyer's Property Inspection

Most buyers will arrange for a licensed property inspector to examine the home and verify that everything in the Purchase Agreement is accurate. The inspection timeline is outlined in the contract, and in some cases, buyers may hire specialists to review specific areas such as the roof, plumbing, or HVAC systems.

If the buyer is securing financing, the lender will also require an appraisal. A licensed appraiser provides an independent assessment of your property’s value to ensure the lender’s investment is protected. Since most purchase agreements are contingent upon financing, this step is critical to moving forward with the sale.

The Closing Agent

A title company or attorney is typically selected to act as the closing agent, also known as escrow. Their role is to review the recorded history of the property and ensure the title is clear of any encumbrances such as liens, mortgages, or restrictions. Once verified, they facilitate the transfer of title to the buyer, ensuring a smooth and legally sound closing.

A contingency is a condition that must be met before a contract becomes legally binding. For instance, buyers will typically include contingencies upon home inspections or securing their financing.

Before completing his or her purchase of your property, the buyer will complete the necessary steps. These include:

  • Securing financing and insurance;
  • Reviewing all pertinent documents, such as preliminary title reports and disclosure documents; and
  • Inspecting the property. The buyer has the right to pursue details on the condition of your property through a wide range of inspections, such as roof, termite/pest, chimney/fireplace, property boundary survey, well, septic, pool/spa, arborist, mold, lead based paint, HVAC, etc.
